I had the unfortunate experience of having Joe act as the realtor representing the builder in a transaction in 2020. I purchased a home from this builder and sought Joe's advice multiple times prior to the purchase. He provided guidance in writing via email regarding buying from the builder he represented.The transaction closed at Joe's office, with Joe present throughout. My own realtor, who represented me, was also misled and suffered financial losses after purchasing a home from the same builder based on Joe's advice.Joe was fully aware that the builder could not meet contractual obligations, yet he continued to push buyers to sign contracts for new construction. During this period, the builder prioritized completing homes for himself and for Joe at the expense of other buyers. Joe sold his properties for significant profit, while many buyers suffered substantial losses.Joe represented the builder in my signed sales documents. This matter is widely known as the 2020 Elk Ridge case in North Port FL, which anyone considering a transaction with Joe should research. I never recovered my money and currently receive 16.66 USD restitution payments through the Florida Department of Corrections.This review is accurate. This realtor was directly involved in my transaction, provided advice, facilitated the sale, and caused years of financial and emotional hardship.
